Searches and Investigations

There are a range of investigations and searches that you can carry out when buying property from pest and building reports to surveys to council certificates but do you really need these?

Case scenario … You decide to buy a house in the suburbs. It has a normal fenced backyard. The fence looks a few years old. Your neighbour has a brick garage close to the fence.

You keep the property a few years and decide to move on. Your purchaser, as part of the buying process obtains a survey report. The report shows that the fence is in the wrong position (1 metre on your side of the actual legal boundary) and worse, the neighbour’s shed is sitting on your land. The problem may be such an issue for the purchaser that they walk away from your sale, maybe they offer you $10,000 less for the problem that they will inherit .. or they may  ask you to fix it before they go ahead …

Maybe you wouldn’t have bought the property in the first place if you had obtained a survey …
